- Sector selection — match your goal (end-use vs. investment) to the right YEIDA sector. We won't sell you a Sector 18 plot if your timeline is 2 years.
- Plot shortlist — typically 3–5 candidates from our live inventory + off-listed pipeline.
- Site visit coordination — driver, refreshments, on-site walk with the seller (if resale) or YEIDA representative (if direct allotment).
- Allotment letter verification — cross-check at YEIDA office in Greater Noida.
- YEIDA dues clearance — confirm no pending instalments / lease rent / penalty.
- Transfer paperwork — drafting and execution of MoU, sale deed, transfer application.
- Registry coordination — sub-registrar appointment, stamp duty payment, registration completion.
- Post-registration handover — possession, mutation, name change in YEIDA records.
What we do for sellers
- Honest valuation — based on recent transactions in your pocket, not the inflated "asking price" some channels push.
- Buyer pre-screening — we filter tyre-kickers and bring only serious, fund-ready buyers to your plot.
- Document preparation — original allotment letter, lease deed, dues paid receipts, possession certificate (if applicable).
- Negotiation handling — you set the floor, we find the ceiling.
- Transfer execution — same end-to-end registry coordination as buyer-side.

Brokerage & transparency
Our brokerage policy
1–2% of transaction value, with the exact split between buyer and seller agreed in writing in the pre-deal MoU. We don't take cuts from both sides without disclosing it. We never pad seller prices to inflate our commission. We don't accept any discount, gift, or referral payment from any third party (legal, registry agent, banker) — every penny we earn is on the disclosed brokerage line.
