SKA Destiny One is the safer choice for a buyer who prioritises location maturity and lower possession risk over the premium-clubhouse buzz of Sector 22D pre-launches. If you're an end-user moving in within 2 years and you want to be in the Greater Noida ecosystem (rather than Yamuna Expressway proper), SKA Destiny One is on our shortlist for a reason. If you want maximum capital appreciation upside tied to the Jewar-airport thesis, Sector 22D pre-launches (Gaur, Eldeco) are the higher-beta plays. Both are legitimate — they just answer different questions.
