Why Vidastu Developers features Eldeco EOE
We feature exactly three Yamuna Expressway / Greater Noida projects on this site — Gaur Yamuna Expressway, SKA Destiny One, and Eldeco Echoes of Eden. EOE is on the shortlist for four reasons:
- UP RERA registration is on file. UPRERAPRJ125342/02/2026 — verifiable on up-rera.in/projects. Many Sector 22D / YEIDA pre-launches do not carry RERA at the time of selling EOI; EOE does.
- Eldeco Group's delivery record. Eldeco Sohna Projects Limited (the developer) is part of the Eldeco Group, which has multiple delivered residential projects across NCR and tier-2 markets. Lower delivery risk than first-time developers.
- VRV centralised air conditioning across all units. Most YEIDA-corridor pre-launches sell window/split provisions only. EOE includes VRV from day one — meaningful for both end-use comfort and resale narrative.
- 80% open green space. Boutique density (3 towers, ~480 units) versus the high-density schemes around it. Better light, lower lift wait times, fewer maintenance compromises.
Vastu analysis of EOE units (unique to Vidastu)
This is the section you won't find elsewhere. Shri Ravi Shankar Sharma — our co-founder, gold medalist astrologer, and senior Vastu consultant — has reviewed the standard 3 BHK and 4 BHK floor plates of Eldeco EOE. Summary observations:
3 BHK Vastu summary (1,545 sqft floor plate)
Best units to ask for: East-facing and North-East-facing units offer the most balanced Vastu profile (entry direction, kitchen placement, master-bedroom corner). Acceptable with caveats: South-facing units are workable with specific entrance-threshold adjustments. Ask twice before booking: South-West-corner-facing units; SW corner Vastu requires careful interpretation in apartment layouts.
4 BHK Vastu summary (2,400 sqft floor plate)
Best units to ask for: North-East-facing and corner units with two-side openings. Note on master bedroom: the standard 4 BHK puts the master bedroom in the South-West, which is Vastu-positive — confirm tower-direction so the SW positioning aligns to the actual cardinal direction (not just the "labeled" plan direction).
Important: the above is general guidance from a floor-plate review. Unit-specific Vastu (your shortlisted tower, floor, direction) requires an on-site Vastu visit. Book a Property Vaastu pre-purchase audit (₹10,999) before EOI release for unit-specific recommendations.
Structural & quality notes (Civil Engineer's perspective)
Vidit Kaushik, our founder, holds a Civil Engineering degree from BITS Pilani. Notes from his structural review of EOE:
- G+30 with three towers — appropriate for the soil profile of Sector 22D YEIDA. Foundation specifications (raft + pile, pile depth) align with the geotechnical realities of the area.
- VRV system — Eldeco's specifications use a centralised VRV system rather than per-unit splits. This is structurally meaningful: cleaner facade (no condenser units hanging off windows), consolidated maintenance, and lower long-term sound transmission between units.
- Carpet area transparency — Eldeco publishes carpet area in line with RERA Act 2016 requirements. The carpet-to-super ratio is on the favourable side of the YEIDA-corridor average.
- Clubhouse positioning — 75,000 sqft is right-sized for a ~480-unit project (works out to ~156 sqft of clubhouse per unit, well above the comfortable threshold). Larger clubhouses in higher-density projects often translate to lower per-resident utility.
Eldeco EOE vs. Gaur Yamuna Expressway — same sector, different bet
Both EOE and Gaur YEW are at Sector 22D. We sell both. Here's how we frame the choice for buyers:

Pricing & payment plan
Launch BSP: ₹8,999/sq.ft*. 3 BHK at the entry size starts at ₹1.39 Cr*; 4 BHK at the standard size comes in at the upper end of the published range. Final per-unit pricing depends on tower, floor band, direction, and PLC (preferential location charges). We share the live per-unit price sheet over WhatsApp on enquiry.

Payment plan: 30:40:30 construction-linked. 30% at booking + agreement, 40% across construction milestones, 30% at possession. This is a standard CLP — Eldeco does not currently push a "subvention" or "no EMI till possession" plan on this project (which we view positively; subvention-heavy plans usually price the cost of carry into the BSP).
