What is the minimum YEIDA plot size available?
120 sq.m is the smallest plot in our current Sector 22D inventory. Sector 18 plots typically start at 300 sq.m. Smaller plots in Sector 16/17/25 are sometimes available on request — contact Sachin for sub-100-sq.m options.
How does the YEIDA plot resale process work?
1) Token from buyer; 2) seller and buyer sign MoU with our team; 3) due-diligence on YEIDA dues, allotment letter, and original transfer document; 4) buyer pays balance; 5) YEIDA transfer fee paid; 6) registry on stamped sale deed at the sub-registrar. End-to-end takes 30–45 days for registered plots, longer for unregistered.
Why are some YEIDA plots cheaper than others in the same sector?
Three factors: registration status (registered plots carry a 5–10% premium), size and pocket (corner plot, park-facing, 18-mtr wide road all carry premium), and circle rate alignment (plots priced at the white-circle-rate are easier to register but offer less negotiation room).
What is the white circle rate?
The official YEIDA-published rate used for stamp duty and registration. Plots quoted "at white circle rate" register at the listed price. Plots above circle rate register at the higher of the two values, increasing stamp duty by 7% of the difference.
What is the EOI for Gaur Yamuna Expressway?
₹10 lakhs (Expression of Interest) refundable token, prior to formal allotment. EOI gives priority for unit selection. Confirm latest terms with Sachin — pre-launch terms can shift.
How does Eldeco EOE differ from Gaur Yamuna Expressway? Both are at Sector 22D.
Both sit in Sector 22D, Yamuna Expressway. Eldeco EOE (UPRERAPRJ125342/02/2026) starts at ₹1.39 Cr for 3BHK and includes VRV air conditioning across all units. Is the Property Vaastu service available outside Delhi NCR?
Currently no — the ₹10,999 on-site service is Delhi NCR only (Delhi, Noida, Greater Noida, Gurgaon, Ghaziabad, Faridabad). Remote Vastu reviews via video call may be arranged on request.
Do you charge the buyer brokerage on YEIDA plots?
Brokerage on YEIDA plot resales is 1–2% of transaction value, typically split between buyer and seller per pre-deal MoU. We disclose the structure upfront on every deal — no hidden margins.
Are NRIs allowed to buy YEIDA residential plots?
Yes, with FEMA-compliant payment from NRE/NRO accounts. We coordinate Power-of-Attorney for absent buyers, provide RBI-compliant remittance documentation, and conduct video site visits over WhatsApp. Required documents: passport, OCI/PIO card (if applicable), Indian PAN, NRE/NRO bank statements.
How do I verify a YEIDA plot allotment letter is genuine?
Cross-check the allotment number, allottee name, plot details (sector / pocket / size / facing), and YEIDA seal against records at the YEIDA office in Greater Noida. Our team handles this verification at no cost during pre-purchase due diligence. Never wire payment before this check.

Do you sell projects from builders other than Gaur, SKA, and Eldeco?
Yes, on request. Featured on this site are the three projects we know best, but we have working relationships with most YEIDA-active builders. If you have a specific project in mind, ask Sachin — he'll either give an honest brief or tell you why he doesn't recommend it.
Are you a builder, a broker, or a consultant?
All three. We are (1) a builder — quality residential and small-format commercial construction across Greater Noida / YEIDA, supervised by Vidit Kaushik (Civil Engineering, BITS Pilani) and Shri Ravi Shankar Sharma (veteran builder & co-founder); (2) a real estate consultancy — multi-project advisory, YEIDA plot brokerage, NRI buyer advisory; and (3) an authorised channel partner for select Yamuna Expressway projects (Gaur, SKA, Eldeco). The construction practice is the moving element — it's the side of the business that's expanding most actively in 2026.
What payment methods does Vidastu Developers accept?
For Vastu service: UPI, IMPS/NEFT, debit card. For property tokens and bookings: builder's official channels only — never to a personal account. We never accept cash for property transactions and we publish our bank-account-name policy on every booking MoU.
How current is the YEIDA plot inventory listed on this site?
Last updated 2026-05-07. We refresh the inventory in-house at least weekly during active selling seasons. If a plot you saw here moves under contract before you call, Sachin will pull a comparable replacement from the off-listed pipeline.
